This fabulous barn conversion is set in the village of Delph, at the start of Castleshaw Valley on the Yorkshire/Lancashire border.

Renovated to a superb standard, the property offers a quality base for a family of eight seeking a countryside escape away from their everyday routine.

Enter into the fabulous open-plan living area, perfect for some morning yoga or pilates, complete with high ceilings and exposed beams, plus sleek laminate flooring throughout.

The large kitchen boasts plenty of workspace and an array of appliances to assist you throughout your stay.

These include washer dryer, dishwasher,induction hob and cooker, ninja air fryer, microwave, toaster to name a few. The scaffold plank rustic dining table and bench is perfect for family mealtimes complimented by a high chair.

After a big feast, sink into the corner sofa and catch up on your favourite shows.

The bedrooms can be found on the ground floor and are all beautifully presented, comprising of a king-size, two doubles, and a twin, which can be arranged as a double upon request, providing flexible sleeping arrangements for all parties.

Sit in the garden with a glass of wine and admire the view, or enjoy a dip in the hot tub under the stars.

Within easy reach you can find the Albion Farm shopping for picking up any last-minute amenities, or take a drive into Manchester to find a plethora of indulgent eateries catering to a variety of tastes alongside wonderful shopping experiences.

There are excellent walks available to the Roman Fort situated on the Chester to York military road, not to mention nearby Uppermill which boasts several art galleries, restaurants, pubs and gift shops.

The picturesque village of Marsden is a short drive away and was the base for some of the popular TV series, "Last of the Summer Wine", it offers an annual Jazz & Blues Festival and many watering holes and restaurants.

Plan a visit to the Peak District National Park and explore the open countryside on foot or bike, offering opportunities to experience stunning views and vast landscapes, with a multitude of cycling opportunities being available from the farm too, not forgetting the National Trail of the Pennine Way. Upper House Barn is a barn conversion set within the village of Delph. Designed in a reverse level layout, on the ground floor are the bedrooms, including a king-size double, two doubles and a twin (zip/link), as well a bathroom, sleeping up to eight people in total. Upstairs is an open plan living area with kitchen, dining and sitting area, plus a shower room. Outside is a lawned garden with a private hot tub, as well as ample off-road parking with convenient nearby road access to local tourist spots and Manchester is also only a 30 minute taxi ride away. Upper House Barn is perfect for a family getaway, any time of year. Note: Two well behaved dogs welcome. Can all pets please remain in the upstairs of the Barn. Plenty of dog walking available from the property itself. There is also a commercial nearby dog walking field approx 2 miles away. Please note: This property has a Good Housekeeping Bond of £200 on all bookings. Thank you. Note: Due to previous issues at the property can all pets remain in the upstairs of the Barn. Please note that the property does not accept hen, stag or similar group bookings. Property can allow up to 28 night bookings, depending on references. Had a lovely stay at Upper House Barn just a couple of minor points the key safe was extremely difficult to open especially in the pouring rain! And we felt some of the crockery had seen better days. Overall the barn was beautifully decorated and presented and the views from the hot tub stunning.

Well appointed property providing spacious accommodation for our family gathering. Definitely a wow factor when entering Upper House Barn. Great communication from John the owner who couldn’t have been more helpful, particularly when helping us with one of our cars in the snow! Would definitely recommend this property and location.

Cottage was lovely . Very well equipped and plenty space for 8 of us and 2 dogs . There was just a couple of things we thought needed attention. The security light at front of property wasn’t working we noticed when using the hot tub in the evening. A shoe rack at back door would be a good idea . But overall we enjoyed our stay at Upper House Barn .
