A Peaceful Oasis, only 10 minutes from Spoleto and 1 hour and a half from Rome. A sanctuary of dreams and peace in which to unwind, de-stress and totally relax into oblivion. Set in sensational countryside, on an elevated spot, the lanscape, dotted with farmsteads, monasteries and mediaeval hill top villages, spills below you, tiny lanes snaking into the blue beyond, where mountains glow an iridescent purple, where, in a blinding blue haze, yellow clouds, lit by a flaming sun, turn pink as the day winds down. SLEEPS UP TO 20, INCLUDING CHILDREN, IF YOU SLEEP MORE THAN 2 PERSONS IN SOME BEDROOMS. IF YOU ARE 7 COUPLES, WHO EACH REQUIRE AN EXCLUSIVE BEDROOM, THEN, THE PROPERTY SLEEPS JUST 12/14 PERSONS. IF YOU ARE A MIXED GROUP OF ADULTS AND YOUNG PEOPLE, THEN, THE PROPERTY CAN SLEEP 20. MOST BEDROOMS CONTAIN SINGLE BEDS THAT CAN BE JOINED BY REQUEST. The villa, the cottage, the pool and the grounds - all EXCLUSIVELY YOURS for the duration of your stay! The Yoga studio can be booked whenever you wish and as often as you wish FREE OF CHARGE (when there's no need for heating). A 2 bedroom/1 bathroom self catering cottage, plus 5 ensuite rooms that occupy the whole of the next door villa, enable 14 to 20 persons to sleep in this property that is exclusive to you (3 of the 5 bedrooms in the villa are family rooms with beds on mezzanine floors.
And there are 3 pullout beds and 2 cribs too). All is made to be comfortable and pleasant, elegant and lovely. All the buildings on the property have been completely restored.
Natural materials were chosen in line with the principles of biological architecture, to respect the spirit of the place and preserve the original character of the old structures. The Villa is a late nineteenth century square-based building, with 5 independent bedrooms, all with en-suite bathrooms. Ground floor: lounge with fireplace, dining room, kitchen, and a guest bedroom (accessible to wheelchairs). First floor: four bedrooms looking onto the four cardinal points (there is also a separate access provided from an external staircase). In the Villa's kitchen there is a device that purifies the water of the aqueduct by eliminating toxic substances and limestone, but leaving the mineral salts unchanged and a PH of 7.5 / 8, so you won't need to buy water at the supermarket. The 2 bedroom/1 bathroom cottage (very Beatrix Potter) also contains a fully fitted kitchen and a sitting/dining room with fireplace.
This cottage is also exclusively yours. The villa and the cottage have a private garden with wooden furniture. A spacious garden, easy to reach from the kitchen, is open to guests for outdoor meals (a brick oven and a barbecue grill are available for cooking outside) or to enjoy moments of relax in the shadow of an ancient horse-chestnut tree. Just beside the Villa, in the garden located on the top of a mild slope, is the swimming pool, exposed to sunlight from dawn to sunset and nicely embedded in a well kept lawn; it provides a quiet and gorgeous space opening onto a wide horizon, an ideal spot for relax and outdoor activities. Around the pool (oval, 6 m x 12 m x h. 1.40 m) the guests have shower, gazebo, parasol, some sunbeds, beach chairs and see mats. There is ample parking out of sight from the house (a few meters apart, one can always drive up to the house to load or unload). The Yoga Studio, that can be booked whenever you wish FREE OF CHARGE (when there's no need for heating), is set apart from the villa and the cottage in its own garden.
If it is being used by the owner, you are unlikely to be aware of this, such is its strategic location. The villa is part of a group of houses where the owner live.
He speak english and is always available for assisting their guests during their stay. On arrival, the owner will welcome their guests and explain every important thing to know about the house and the surroundings. During your stay, you might never see the owner, except when parking his car - his property has its own private external areas and entrances, totally independent of your exclusive villa, your exclusive cottage and your exclusive grounds that surround these 2 properties. But If you wanted to socialize, the owner are very friendly and open to communicative exchange. The owner can organize cooking classes and occasionally organize meals on request. He can also assist in organizing wine tasting tours around the area.

Wij hebben 2 weken gelogeerd met 12 personen in dit heerlijke huis. Er is volop ruimte in en om het huis en je kunt er genieten van de stilte en het uitzicht.
De eigenaresse is vriendelijk en gastvrij.
